Buying Process
The process of buying a property is imperatively managed by emotion, although it may be a necessity, it is the emotion that ends up choosing the property. These are the memories that you will be able to create in your new home.
Before starting the process, you should answer the following questions:
What is the reason why you want to buy a house?
What is the need that you expect to be matched?
What is your financial capacity, will you use credit or use equity?
- The start should always be due to financial capacity, if you are going to use credit, we should start by placing your documents for approval. Thus, you will have an idea of the maximum value you can offer for a property. If you wish to use your capital, you should check its scope. This is the first step, knowing how far you can go.
- Then, we will make a list of your needs, if you have children and you need to be close to schools, if you want to rent the property and you need it to have certain amenities, or you are already a certain age and you need no stairs. We will visit the properties that are best suited to what you are looking for.
- After choosing the property, the next step is to reserve (When paying an amount to reserve, you will only be given a few days to decide whether to proceed to CPCV and not lose the property, the reservation is not a real commitment, so after the value is refunded and the property is again available on the market) or to pay the deposit (The deposit and 1st payment represents a real commitment established by the civil code.) with the signature of the CPCV, a contract that will dictate the conditions of the deal. Namely, identification of the contracting parties, sales value, term for the deed, inventory, discrimination of the object of the transaction and identification of sanctions.
- The deed is marked by the buyer, or in the case of recourse to credit, by the bank that will grant the credit. If there is a mortgage, the seller must request the cancellation 10 working days before the day of the deed, and on the day of the deed the bank where the mortgage is registered will appear in this to receive the payment of the same and give the discharge.
- The day before the deed, the buyer must go to Finance and pay the related taxes. In other words, you must pay the IMT (Municipal Tax on the Transfer of Property for Real Estate) and the corresponding IS (Stamp Tax). You must bring the original guides as well as proof of payment for the deed.
- If the deed is carried out in a Notary's Office, the notary itself may issue the slips and receive payments.
- After the deed, the registrations will be made in favor of the buyer, which will take up to 12 days.
